Is that ''Black Mould on the walls in Pic 3 and 4?? If it is, it's bad news it looks extensive too!! I wouldn't want to be staying down there too long, the spores of that stuff isn't too healthy for you ...lol!!

It's also a real nightmare to get rid off, you only need to miss a few spores and it's back with a vengeance. Even the professionals can have trouble completely eradicating the stuff, often having 2 or 3 goes at it!! lol!!

I would definately worried about that switch fuse.

It is made by Proteus and could burst into flames any minute :smilewinkgrin:

Why do you say That?

Do they have a history of bursting into flames or are you joking?

Many years ago I can remember their consumer units being nicknamed Proteus incendiary devices.
They used to be very poor build quality.

It's flood damage, apparently the roof has been leaking.

I measured the EFLI of the sockets downstairs and they came out at 137 Ohms.

Upstairs and the kitchen measure 0.67 Ohms so it's not all bad.






This board supplies the sockets downstairs and I couldn't get the lid off it was rusted shut.

I get all the best jobs.

It is black mold then!! That's not very healthy stuff to be working around. Id certainly be getting the owner to have a specialist cleaning company come in to clean it up before i'd work in those what looks like, confined spaces....

To be honest Engineer I don't think I'm going to touch it I said I would have a good look around and I think that's all I'll do.

I haven't got the time and I just know if anything needs to be done getting money for it will be a real pain in the @ss although I could be wrong.

The place is dreadful, the upstairs flats look like squats with damp and mold and wallpaper falling off the walls.

The only thing good about it is most of the cables are surface wired so easy to get to, I hate to turn work away but I'm only really a part time spark and this place needs a month to sort out.

I've got my 2360, 2391 and have public liability and indemnity insurance but am still waiting on my assessment for part P so I don't really want to do any work until I am in a scheme.

What the guy really wants is for me to just give him a certificate to say everything is safe and it is not safe.

There's loads more testing to do I mean I've got to test every circuit and know what each circuit does and the thing is just a mess of spurs upon spurs.

I think I will just carry on looking around to satisfy my curiosity and learn a bit more about how the real world operates and just give what I have found to someone who thinks they can do the remedial, a full time sparks not a part time one like me.

I shall keep you all informed as I am going back on Wednesday to open up that big panel in pictures 3 and 4 of my opening post, I dread to think what I will find inside.
