    Pay rates for electricians

Housing associations are not well known for paying premium, or even average, rates. And as such they don't attract top end, or even average, sparks generally. I wouldn't get out of my bed for £12.88 an hour. JIB Approved rate is £17.70 an hour, JIB Spark rate is £16.32.

    Pricing per points

Probably right there, quality is in short supply. That said floodlights aside I've very little bother with anything. Click, Contactum, Ansell, Aurora, EPH, Hager, Zinc off the top of my head. Its when you go into the likes of Zahler faceplates that you are into real crap territory, I'd put...

    Pricing per points

10%? At your rates? PPP would be 1.5-2 hours labour per point. I know MK is expensive, but it's not that expensive all the same. Anyone in these parts fitting LAP and screwfix gear, it stinks of a DIY job

    --------Downlighter fault!!---------

Are these dedicated LED fittings or are they GU10 fittings? Have you mixed the connections up somewhere between a switch wire and a neutral perhaps?

Lights start off dim then flicker

Sounds like Compact Fluorescent bulbs, can you post a picture of the lights?

Best Corded or Cordless hammer drill for concrete?

What size of holes will you be drilling? And an SDS hammer drill would be a must, most likely SDS Plus if the holes you are drilling aren't anything too big

searching for most suitable drill bit for porcelain tiles

@Allenanupam what size of holes will you be drilling? If just for red plugs I use cheap tile bits, and allow 1 per hole (usually get more but some porcelain tiles are worse to drill than others). As others have said go slow and keep the hammer off, cooling the bit in water can help a little...

    Replacing bathroom extractor fan

Agree with this, plus in doing this it will add the need for 30mA RCD protection for the circuit, if not already present

Exposed copper wire under the floorboards after rewire

That's not really suitable for a joint under the floorboards either though🧐

    When's A2 coming out?

Even though it's Saturday they haven't been slow to reply...here you go: Thank you for your enquiry. Whilst we cannot guarantee there won’t be any future costs, to date since launch (in 2013) we have been able to apply updates without charging any extra for those updates and we hope to...

    When's A2 coming out?

Thanks, I've emailed them to ask. It looks like a handy app, looks like they have several apps as well, the very basic calculators might be handy if having a brain fart.

    When's A2 coming out?

Is that a one off purchase, or do you need to buy it again after each amendment to BS7671?

Exposed copper wire under the floorboards after rewire

Worth noting that even if you post a very good standard of work on this forum its going to get some criticism. That said, that doesn't look like a very good standard of work at all from any of the photo's so far, it'll be interesting to see what actions, if any, the scheme takes.

    Danson Consumer Unit

The lack of grommits or glands on entry to board for tails, and the obscene amount of copper on show on connection to main switch would back up that thought a lot

Recommended brand for outside flood light

When replacing them they where just pretty dim if I recall, had several others for other jobs that under wholesaler instruction I sent back as faulty, even though brand new and still in the box. Also took down working floods and replaced them when on same jobs. I've had bother with pretty much...

Looking for a hammer drill for tile removing task

A 2kg sds rotary hammer drill with roto stop (chisel only) function would be best...a demolition drill would be more suited to taking walls down or removing entire floors rather than just chipping tiles off. Invest in some good PPE like goggles and gloves as tile chippings can be like glass
