Went to fix a simple issue for someone . Then realised they where tenants and asked if they had a copy of the EICR ....NOPE . Turns out no Gas safe inspections for 11 years . And the landlord is demanding a stupid rent increase . Now here is the good bit . ~~They are 100% booked to leave the UK for Good in September 2023 . The landlords wants ÂŁ300 a month more for a dirty 2 bedroom flat that has not been looked after . It would fail a EICR big time and needs the whole rewire thing .
Was I wrong to suggest they tell the landlord to bugger off and NOT pay a single penny rent for the rest of their time in the UK? Even if he gives them 2 months notice . He would still have to wait 3-4 months . so lets say 6 months . They have gone by then ! And would they even dare as the tenant has now gone nuts and wants to involve the council etc etc . Depending on what the landlord says in their reply . I think all councils should have an emergency team that can get a landlord into court in days ... why not , its possible in criminal courts and technically a crime has been committed ?? I hate this terrible attitude many landlords have . Also the chances are he is not declaring. Does not have a buy to let and is not insured .
