Got a call to service an alarm and do some follow up work after a letting agency had the house tested.
Alarm was a scoosh but I was showed a form from the letting agency saying the property was good to go except for the cross bonding was to be upgraded in the cupboard with the central heating pipes the cable was 2.5 green instead of 4-6mm Ok I said how come the guy inspecting it did not upgrade the cable the customer said the letting company said it would be a conflict of interests for him to do this so I had another loook and here is what I found.
1. No main earth from supplier to MET
2. No earth to Gas meter
3. No earth to water main
4. the earh between the 2 small CUs was 4 bare strands of what looks like 1.0mm aluminium cable.
5. Porceliain fuse broken at both ends with exposed live parts.
6. Single VIR cables suppling the bell transformer
7. One half of the 2 way light circuit switch taped up (customer says that if you try and switch it on the fuse blows.
8. Lights are wired in VIR cables
To me it looks like the whole house is getting its main earth from the 2.5mm cable that is cross bonding the central heating and gas pipe as it is also connect to the spur supplying the CH.
Me said to customer is this a joke because you cannot rent this house out in this condition so recommended he go back to letting company and request a copy of the full PIR report he also asked for a smoke head in the hall but I think he will need all bedrooms and kitchen covered if it goes to multiple occupancy (is this correct ? )
Anyway open to comments here as I told the customer that I was not trying to rubbish the letting companies "spark" PS got the alarm to service and was thanked for my input.
