Doing a rewire at the mo where customer has requested down lighters to be fitted.

Above the room is an empty loft space but leads to a room.

Do fire rated spots still need to be fitted or are non standard fittings ok?

Where can i get info on this? I always fit if there is another flat above but unsure what needs to be done in this situation
 
The customer is on a tight budget and asked if i could give a definite answer on wether fire rated down lighters are required.

If im supplying and fitting materials i always specify them. But on this occasion i need to show them on paper that fire rated fittings are required
 
I think there is something on the ESC website - best practice guides - downlighters. We had a loft conversion done about 4 years ago and had downlighters in the bedrooms below which were installed in 2003 / 2004 and they had to have intsumescent (spelling?) covers to comply with building regs.
 
To save me from explaining the in's and outs of regs (dont stop me now) trust me you don't need fire rated down lights.

But now I'm here I'll play the game. It's a single dwelling without a dwelling above so fire protection is not needed incase of a flash fire going through the ceiling to another accommodation.

Save me from saying all this again, the mods should start a sticky on this subject so another one bites the dust on the theory that every down light needs to be fire rated.

You could just play the game and ask the customer to flash their cash and pay for their own safety, there isn't much difference in price after all.
 
Only required if the room above is occupied by another tenant. For example if it's part of the same family home then FR downlights not required. I'd still put them in as I can get for the same price as non FR but as per regs its not required.Correct me if I am wrong
 
Ultimately if bc are involved they may insist on them, however from what you are describing, they are not required.

As other have said, I generally fit them anyway.
