E.g. for letting agents. Does everyone go by the book, for example, 3 bedroom semi with gardens, electric shower etc. Old wooden backed wylex falling to bits, no RCDs, no bonding, metal light fittings on early 60s installation with no CPCs,

Do you,

1: Issue unsatisfactory EICR, get the go ahead and return to put in a new board, bonding etc, issue an EIC for the work, notify in compliance with Part P, & Issue a satisfactory EICR, or-

2: Price for the remedials, dont issue anything, issue a satisfactory EICR after doing the work. Tick the box that alterations or additions ARE apparant, put that they are 1 year old?

I spend a lot of time going 'by the book', it's a lot of paperwork though and would route 2 really cause any harm?!

I've done "2" before when the seller needed a "satisfactory" report. So I quoted to replace the CU, bonding, etc , Part P etcand the client accepted that there may well be extra costs. And yes I did issue an EICR and an EIC (easy with software)!!

The biggest issue will be getting the client to give you the go ahead without a total to work towards.

Just bear in mind the "drive by" inspection may give a pass for ÂŁ100

I've always done it by the book (option 1) the last 4 years of being self employed. I use NAPIT desktop and have to enter everything in THREE TIMES! by the end (issue first UNSATSIFACTORY EICR (cant be edited), Issue installation cert (cant be edited or copied), issue SATISFACTORY EICR). It might not be 'proper' but would there be any harm in only issuing the final 'Satisfactory' EICRs and stating 'consumer unit upgrade' as the reason for the report? + enter Part P notification online.

How does everyone else go about it?

I would issue a unsatisfactory EICR, send my quote in for remedials with the cert. If We get the remedials I issue the MWC or EIC for the remedial works carried out and that is how it is left. They can prove the EICR has been done and the installation has been brought up to standard.
