please can some explain a reading of 30.8ohms on a ring final circuit live to live. all other circuits were tested no problems...

High resistance termination?
Try splitting the ring and doing R1 + R2 on each leg.

sorry what high resistance termination? does think their could be a nick in the cable somewhere?

he means there might be a high resistance termination - could have caught insulation in the terminal, or not quite got the core of the cable connected correctly.

There could be a poor termination in the back of one of the sockets, eg if the terminal screw has gone into the insulation rather than straight onto the copper. It could well be only on one conductor (in this case line) which is why the neutral and CPC are testing out ok.
