Hi does anyone know a rough price for re-wiring a 5 storey georgian house with all normal rooms and facilities. A new CU will also be needed?
 
I'd break down the work down into the number of rooms (and outside circuits), number of accessories per room and number of circuits etc - then take a deep breath because it sounds like a big job and reflect on all the floor lifting, wall chasing etc. It would also be worth confirming any changes and/or additions the home owner wants because there will always be some

Having said all that the previous sugestion of about £7K sounds like a good place to start

Where is the house? That would be first up. It will have a bearing on how much it costs to do the job - London, obviously, costing probably a little more than other areas.

As others have said, a competent installation, without too much "fancy" will kick in from around the £7k mark or so.
 
i always count points, then multiply by 50 to give me a starting figure. obviously, 5 storeys could bump the cost up.
 
I look at a quick figure of £1000 per bed room and that for just plain white fittings, as a good starting price.Then go room by room and price all the extras, alarms, outside lights,fish pond pumps, outside sockets, stainless stuff. This will put you on the correct track, its not perfect but its a start. Or go room by room and brake the costs all down and take it from there, remember add extra for the amount of up and down the stairs. lol.

i am doing a 3 bed semi rewire in London with loft conversion.
Priced it at £4500.00 including white finish gear and c/u.

The good thing is, the builders have totally stripped the house back to bare shell. only floorboards remain, no ceilings or partitions etc,
If only all rewires were like this !!!

How many bedrooms does it have?

Are all the floors boarded or do you have solid floors to deal with?

Any of the rooms fitted with laminate?

Any of those fancy ceiling decors around the light fittings or fancy chandeliers?

What about garages, loft conversion or FLAT ROOFS etc.


I recently worked on a three storey four bedroom rewire that had umpteen challenges and that was ESTIMATED at the 7000 mark and that was days before it was mentioned that there was a garage with electric doors and looked more like a workshop lol

Also, you'll need to factor in how many rooms are actually IN USE whilst you are doing all of your "Moving Around" ;)

I'm interested to see the outcome of this thread, I've not done quotations for jobs in the past but 7000 sounds low to me.

How many will you have working on the property and how long are you allowing for it to take?
