Hi, first post here, I'm not sure where to get advice about this, am looking to get an idea what my next steps should be, if any required.

I moved into a new build last May. Have only just noticed that the mains SWA cable that comes into our cupboard under the stairs has two slices in it that is exposing the steel wire of the swa. Is this something that I should be concerned about?

I've attached two images which shows the slices into the cable. In my mind this is dangerous. It's in a cable that hasn't even reached the main 100A fuse for the house.

So, should I be taking this up with the developer? Or is it ok?

Many thanks.

Hi, I've attached a wider view image, and yes this is a cupboard under the stairs. It's a detached house.

The company I paid to install the electrics to the garage are a NECIC accredited company. Had the certificates through and everything after the work was done.

I've had site manager round and the electricity supplier who owns those cables have been contacted on their emergency number so waiting to hear back from them.

Whoever installed the SWA has pulled it through when it's been in contact with the DNOs cable, the friction of the SWA rubbing against it has damaged the Splitcon.

As there appears to be no damage to the cores the DNO may very well just repair the outer sheath. Expect amalgamating and PVC tape...

Maybe the armoured cable coming out of the carpet 9-12 inches from the wall in the 6 month old new build I was quoting at the other day was to avoid this problem!

Anyone would think that new builds were more about printing money than actually creating safe secure homes that will last 100 years!

Best theyll do to "repair" it is wrap insulating tape around it. Make sure they use the right colour. ;)

Its not SWA as others have said, its concentric. The outer core is the neutral/earth.. the live is in the middle.

"Huntygowk" for the uneducated, means "April Fools"

It's all a bit depressing really. You buy a house thinking 'there won't be any problems, it's new! Things like electrics will be fine' then you realise that everyone's been in it to get their job done as fast as possible to move on to the next house, and you're left with the bad smell.I don't know electrics, as most people don't, so how on earth are you meant to spot stuff like this?

Thanks littlespark, didn't even know what a concentric cable was, now I do!

Anyways, there will be someone coming out to inspect and 'fix' and fully expect tape to be used. I'm just glad I didn't have a live cable on show as was paranoid my kids or me would end up sticking a fork in it or something now we know it's there!

Aye huntygowk does indeed mean 'April Fools'. Could maybe be applied to these electrics.

Many thanks to everyone who's taken the time to read my post and reply, all the advice was just what I was looking for.

I'll post a pic of the 'fix' when it's done.

I would like to point out somewhere about someone having pride in there work.

Best I can come up with is,
the flooring looks neat and square.
pity about the mouse hole below the cut-out though.

100 years My Arse. that way of thinking went out in the 60's. when they started with Satan's spawn roof trusses.

The housebuilder wasn't P*rs*mm*n was it?

I'd been in a new build since 2007.... when i got round to changing switches, adding sockets etc, i found loose cables, no earth sleeving, and spurred sockets where there was no need to be.
