Hi,

Been to a property and did some preliminary check on CU; Ze=32.8 ohms, PFC=7 A (not KA) and PSC 1.3 KA and yet there was a Periodic Label (with NICEIC logo on) stuck on the CU cover that said, “next inspection is due on 10/07/2012” and apparently the report was for a year.

Did the chap who did that PIR, ever take his meter out and check anything at all? Easy money, I guess!
 
Maybe there was some problem or other there that was worked on and the 1 year inspection recommended as a result. ?
Still easy money if client (or insurer) goes for it.
Is it a TT with Ze being so high ?
 
230v/32.8ohms = 7.01 amps. Strange difference in the prospectives. What supply system? The previous PIR should give you some idea of the tests carried out.
 
so what value of Ze is on the previous test sheets? could have been OK at the time, or is it noted, and maybe DNO were contacted about it. need DNO to rectify the bad earthing before doing anything.
 
Couldn't get hold of the previous PIR and none of the circuits is RCD protected. Even Zs at sockets came out with more than 32 ohms.

Going to speak to DNO to check the earth.

there could have been a dno problem external to the house after hed left or your right his tester didnt enter the house just his sticker
