Hi There
was wondering peoples advice on these certificates... is a rented property being tns or tncs without RCD protection throughout the property a code C3 or is this by law a must?
also whats the law regarding smoke alarms for rental properties aswell?

if installed to previous regs. then it's a code 3. unless there are sockets for outside use, then it's a code 2. smoke alarm regs. differ for a rented house, say, and a HMO.
 
ok cheers so theres no way it can be enforced to the landlord to change it? do you know where it says this in the regs at all? also with the smoke alarms its a 2 bed flat do you know where it explains this in the regs?

also regards to bonding in rental... i know if there is none its a code 1 for sure! if there was say 6mm on gas and water and main earth then by law does it need to be upgraded?

Hey up mate,

I dont know what experience you have of carrying out Periodic Inspections and testing, but i will guess at not too much. I am not in anyway trying to have a go at you, but the type of question you ask, is one you should know, and your question regarding smoke alarms is another question that you can find out the answer to.

I can only assume one of two things, either your are light on experience, or you cant be bothered to work it out for yourself.

Question 1. You should know that the wiring regs are not retrospective, but as you are assessing to current standards, then C3 is applicable to a circuit which requires RCD protection under the current regs, but didn't under a previous edition, as long as all other requirements of the circuit is acceptable. C3 improvement recommended, look in the notes for the EICR, it does say somewhere, that improvement recommended, does not imply that the installation is dangerous.

Question 2, Look up the BS number for Fire Alarms, within this you will see the requirements for fire/smoke alarms, with the various gradings etc. You need to use the tables and work out from the system you have, whether on not it meets the required standard, and what that standard is. There is more than one requirement for fire/smoke alarms, it all depends on the type of occupancy.

with regards to bonding i found gas bonding at 10mm and then the water was bonded but it was fed into a sockets earth in the cupboard... im not sure what code to give this as i was getting a good reading aswell?
 
was wondering when it comes to an unsatisfactory condition report, then once the corrections are made do you have to redo the form or just add a letter to it stating it is now satisfactory?

and where does it say anyware that you can `enforce` anyone to have works done they don`t want.....and may not need?....
be careful about what you can recommend.....dont get into enforcing anyone....you don`t have the remit....
if a client wont have anything done about a dangerous situation....then a danger notice would be the way to go.....cover yourself see.....
but dont think you can go round `enforcing`....
christ, theres enough `official looking types` goin round as it is.....:bobby::policeman:
 
Lack of Main Protective Bonding is a C2!! No earthing of installation is a C1. A water or gas service pipe used as the main earthing source to the property warrants a C2 departure. Bonding to 6mm2 supposedly warrants a C3 departure unless their are signs of overheating or deterioration of termination points in which case a C2 is required.
There is a difference of opinion with regards to coding bonding when 6mm2 on a TN-C-S system. NICEIC state a C3 is warranted however it clearly mentions in the Best Practice guide that under the new EICR no code is neccessary. Personally i would not code it but attatch a note on your cert stating the point.
 
great thanks everyone for the advice, so when the certificate says unsatisfactory then the remedial work is done.. do i have to redo the whole certificate to make it sarisfactory?
 
NO you just need an Electrical Installation Cert or Minor works cert pending extent of remedials carried out stating the departures rectified that were highlighted as C1 or C2 on your EICR. You may also need to inform building control of what you have done.
