Hi all, a friend of mine is bidding for a pub at auction to turn into 4 flats. I have not seen what supply is in the pub.

Electrical supply is not an area I have ever worked in. I assume that it would be a case of getting a separate 100A supply to each dwelling via the electric board??

Am I still right in saying the electric board are responsible up to the meter and then the landlord responsible from cu onwards??

And, any idea on a price for the supplies? The location is on a main road so I'm sure there would not be a major problem getting a supply to the property?

You need to speak to your LEB and get them involved early on so they can tell you what they want, sometimes the flats will have there own supply and sometimes there will be one larger supply and this is split from an intake position to supply the flats

it would ptobably help if you had an idea of maximum demands for your install so they can advise you
 
What supply is at the pub? It may very likely be 3 phase

in which case you might be onto a winner. You could potentially rig your own meters after the suppliers head and meter, and supply two flats with the lowest demand from one phase on 60A kmfs. Depends doesn't it on what precisely is going to be required in each flat and what is in the pub now and how its currently laid out and
how it is planned to lay it out!!!

but there is a possibility of scoring a big saving for the client and a big win for you by coming up with a solution for a few grand instead of the 8 the LEB will want

Ps you can get recon digital meters quite cheaply for about 30 each I think
 
3 phase....you need to determine what the max demand is likely to be for each flat......should be no more than 60A...so...you can serve 2 flats of 2 phases...say L1 & L2..then (using discrimination)...feed the other 2 of the spare phase..L3....
any communal services can then be split between L1 & L2....
