guy i know has asked me to do an installation certificate for an extension on his house>the extension was done approx 5 years ago.

the fuseboard is a memera 2000 with a main switch no RCD

the question is as this is really an electrical condition report do i state there is no rcd protection?advise him to rectify this before carrying out the test?or will the building control pick this up on the test sheet?
 
just do the EICR with code 3's for no rcd's as it was done to the 16th ed.

but it is poor that the original installer didnt at least use a split load CU with 1 rcd , which were in common use at the time.
nah , just pump him for a new CU lol.
 
if there are sockets without RCD, i would be inclined to give it a code 2, esp . if the sockets can be used for outside.
 
sorry guys he said an eicr but iv advised him it wd be an electrical condition report.the extension is upstairs/downstairs with main bedroom/ensuite and an utility room downstairs.its for a completion certificate on the extension he has paid 100 pound each year from local council for a building warrant extension but is now selling so has to get his house in order quite literally lol will building control accept code 2 or 3 relating to 16th edition and still pass it?
 
If I was buying a house I would be hammering the price down massively if there were any C2's... Catch my drift???

You'd be surprised how much people get a sale reduced by, if the surveyor says that the electrics aren't up to scratch.
One of my customers got 10k knocked off the purchase price of their ÂŁ200k house because it was considered "in need of a rewire". Turned out it needed a couple of grand spending on it, but when someone is desperate to sell, the buyer can definitely use "the electrics" as leverage.

why knock off ÂŁ10k from house price for a ÂŁ2-3k rewire ?

I dont doubt it, seen it myself.

The solicitors cost of delaying a house sale and putting the family up in an hotel can become very expensive when someone else is paying for it. Besides, what our peices of paper say to a buyer = money off the asking price.

Because people always assume things cost a lot more than they actually do. I know that I must be too cheap, because I keep hearing "oh, my friend said it would cost a lot more than that". The general public seem to have this weird idea that electricians are on a grand a day...
 
C3, as the shift function symbol shows ÂŁ signs, once they sell and move out the test needs to be completed again does it not, change of ownership LOL.
maybe im just cheeky.
