Hi can someone please clear up for me wheather extractor fans are a must on domestic rewires. Some people say you dont have to but some say you do. I always fit them as standard but current builder dosnt want them. Thanks.
 
if the builder and the customer don't want them , don't fit them. if building control are involved, they might well insist on them so then you fit them. same with smoke detectors. i always include them in my price, but at the end of the day, you have to go with what the client wants, as long as what you do complies.
 
"For purge ventilation, the overall area of any windows and external door in a habitable room (a room other than a wet room) should be at least 1/20 of the floor area of the room.
If a window opens less than 30 degrees and there are no external doors, it's area should be 1/10 of the floor area. If the habitable room has no external walls, purge ventilation can be provided through an adjacent room or conservatory."

Table 10.5 gives extract ventilation rates.
 
The requirements for extractors are covered by Part F of the building regs, which sets out the ventilation requirements for new builds, extensions, changes of use etc. As far as existing dwellings go, section 7.23 of approved doc. F states that when carrying out any 'building work' in an existing kitchen/bathroom, an existing extraction system should be retained or replaced. However if there is no existing ventilation system you need not provide one.

If you do decide to provide one, an extractor fan is probably the simplest method and it should comply with the ventilation rates and other requirements specified in Part F.
