Hi everybody,

This is my first message so please be kind :)

I am currently renting out a property and the new tenants when they turned the fridge on it tripped the circuit breaker and there was a burning smell. This happended repeatedly. So i got someone in to have a look who had done some work previously on the house and they had a look, did some tests and said that it was definaltely a faulty old fridge and that the wiring of the circuit was ok.

The tenants have just rang me up saying that now the oven and freezer which were on the same circuit no longer turn on even though the circuit breaker is ON, the microwave on the same circuit is fine though!! Other things plugged into these sockets work ok though!

What could have happened here? Could the faulty fridge have broken the oven and freezer? or could the guy that came round and did some tests on it have somehow broken them (as i'm sure they were working before)

Hard to say without been there to investigate but i suggest you get a local approved and registered electrician to do a periodic test and inspection, as a landlord you should already have this cert anyway as if you dont you leave yourself open to prosecution if any electrical accidents/fire occurs, the results of the test will confirm the safety of the installation and any issues that need addressing

I've had a periodic landlords report done 6 months ago and the electrician that came round today said the wiring was ok and it was the appliance that was dodgy.

I was just wondering what your opinions were on why this could have happended before i ring him back explaining the cooker and freezer don't now work and suggesting he may have broken these as they were working before.

Its possible while he was checking for faults hes left a loose wire in the fuseboard and not tightened it properly so when a heaveir load is switched on it gets hot and effects the circuit if you can source an alternative sparky to have a quick look for you otherwise he may try cover his tracks and cheekily charge you for the call out.
Its only a theory not a solution to your problem i may be way off the mark.
 
as said before make sure the trip is on some have to be turned off then back on again to work

it may have blown the wires in the back of the socket and brocken the ring or spur

I'm sure it's nothing to do with the switches or circuit breaker as i everything else in the kitchen works except now the oven and freezer, (and the now disconnected fridge of course!!)

I'm just concerned as i spoke to my brother in law who said it sounded like the electrician must be at fault (he's no electrician mind!)
