I've been asked to rewire a flat for a mate, which is on the 3rd floor of a commercial building, they own the building, and they intend to rent to top flat out to cover some of the running costs of the shop downstairs.


Although the flat its self isn't a problem (I'm ace at house bashing :p) I have a few questions


Firstly the board that's currently feeding the flat, is itself being fed by a 10mm T&E with a separate 10mm earth from a 3phase board 2 floors below, (on a 60odd amp breaker)


I'm assuming im going to run into 2 problems, the first being under the new 17th editions the cable has to be rcd protected, and If I simply put it on a rcbo of the same size, when a fault arises (or a lamp blows?) it will take out the rcbo as well as the fuse boards rcd? (which they wont have access to, to turn back on)


The other thing is there's no gas, so everything in the flat is running off it, (shower/cooker/panel heaters ect)


Should I just give him the bad news and replace with 16mm Swa? Or something else? Which brings me to my seconds joyous problem.


The flat needs an electric meter, as the supply's meter itself is in the basement, can you get second meters? Is it OK? (Never seen one used like this, so have to ask)

Personnelly I would replace 10mm twin = earth with a 16 mm armoured, you can buy electricity meters (called check meters cost about ÂŁ100).

Before installing check with local supplier, EDF do not like you installing them, never been given satisfactory reason why they can not be installed

60A should be sufficient, it will depend on how many panel heaters, hope your aware they are very expensive to run. I would see if you could get a new supply for the flat and get duel tariff with storage heating or see if Gas could be supplied.
