Hi guys,

I started on my own a few months back and now have been asked to install a fire alarm system in a HMO. So I'll be installing panel, call points, sounders and smoke/heat detectors.

I have done fire alarm systems before and am very comfortable doing this, but what certificates do I need to provide on handover? I have asked other sparks and most say that they aren't entirely sure. I'm NICEIC registered also.

Any advice greatly appreciated

You don't have to install a full system with panel you can install aico alarms too. Certificate wise a domestic fire alarm certificate will be fine or an installation fire alarm certificate what you'd give for a commercial alarm

If the building has been class as grade A he does, Aico are not the answer to the fire alarm industry
Use your NICEIC fire alarm cert

Hang on a minute the op said an HMO property not many HMO properties unless listed building require a grade A, grade D to ld2 is all they require that's all I was saying, it's not an office or a factory it's a house!!!!

Is it really is it??? Must inform newcastle council then cos none of the 100 I look after have panels in and all have licences and all are grade D

Suggest you read BS5839 Part 6, building control areaover 2000 square meters.
Also suggest if you have sign any documentation, to state you have installed to grade D on a 3 storey HMO Gade A house, you increase you inteminty insurance...you may need it

I don't see how you can state that when licences have been granted based on the grade d ld1 systems installed. It should also be said that licences have been refused due to a grade d system ld3. Risk assessments have been carried out and the properties are not of a unusual shape or size all of which are taken into account. I have a copy of bs5839:6 and work closely with the council so as for my indemnity insurance thinks ill just leave it how is

These are the bs regs if you or the council dont follow them then that upto you....even your little aico book tells you 3 floors or more contact aico for more information
