I'm building a flat-roof extension on my house and I've got a guy helping me. Sadly he's miss-drilled the holes in the joists right next to the wall (within 70 mm) instead of .25 - .4 of the beam length. Actually, it looks very nice, but not in line with BRs. If we move the wiring (and pipes actually) to be in line with BR, how should I patch the holes? Can I put a steel plate over them? What to do.

Steve.

Plumber went in too deep through a few joists........ so make sure your liability insurance is paid up.........

That looks like a builder/developer error...the plumber might have dipped the ceiling, but it looks suspiciously like some other hero, finished it off :)

I have seen the exact same scenario, where some yuppie hero, dropped the front,to replace stone work, and thought the joists running across the front, would mean less propping...

Catnic?
Crikey!
Haven't heard that term for a while...
Not since I last told a client he needed to replace his Bessemer beam...
which wasn't a popular comment!

Bresummer beam!
Sorry...and me the total pedantic too!
Too much rum, for sure...
Anyway, he threw a whole load of magnolia paint at it, listed it through another agent...
and 2 years later the house still hadn't sold cos the surveyors weren't fooled.
Finally, I visited it again, and the master bedroom had fallen into the living-room!
How I laughed...as I walked away...
All those fancy chrome sockets didn't do the trick...
The fancy new kitchen was a waste of money too, cos the units had sagged several centimetres due to the floor joists sagging...
You won't be surprised to learn that the fuseboard hadn't been upgraded...
