Have been asked to give a quote on a 2 bedroom flat rewire. Have access to the loft, no carpets and no furniture in the flat. Decent size rooms and electric heating also. The flat is in scotland, if anyone could help give me a rough idea on given estimate it would be great. Is it better pricing per point or estimating what you feel is a good price?

sort the Ze first fella....need this before proceding.....you need to..:

1)verefy earthing
2)PFC, and MAX. withstand....
3)that bonding is good for continued service..
it aint a price thing i`v posted up fella but these are the checks n tests i would get of me chest first....

If your just starting out, a good rough pricing guide is :-

work out a day rate you need to cover costs and earn a wage

Work out rough no. of days to complete work (be a little generous)

Work out the total cost of likely materials (again be a little generous)

Then:-

(Rate x days)+ materials

x 10% = Price

As a side note if you feel the client is the type who will try and re-negotiate a deal on the price add another ÂŁ100 to bargain with

Rough idea of what client wants -

Kitchen

1 x Ring Main / 7-8 socket points Large Kitchen
1 x Fridge Radial
1 x Cooker Circuit

Kitchen Plan Still being done so positions are unknown, circuits would be pulled in with plenty left on them for a later date too fit out.

Living Room

1 x Ring Main 6 points
1 x Coaxial Points

Bedrooms + Hallway

1 x Ring 10 points in total
2 x Coaxial Points

Bathroom

1 x Shaver Point

Lighting

2 x 2 Way Lighting
7 Light Points

Heating

6 x Heating Points

Water and Gas bonded

Extras

Kitchen Downlighters / cabinet lighting
Outside Power point
Loft Lighting & Power
Shed Supply

Took a look at the flat last night, ive just sat down and done a plan of what the client has instructed. Everything will be chased flush in the wall, kitchen will be fitted when the plan has been completed. Heating is economy 7. Earthing arrangment is TNCS.

I had a rough estimate at maybe ÂŁ2000 including materials. What do you think? There is the potential for alot of extras. The shed run is a good amount of work to get completed.

What ever you quote make sure you get a precise kitchen plan including measurements of units and position of wall hung units. Personally I would reluctant to wire it now if they can't produce a plan of it, because it'll be out of your pocket when they decide move things without telling you! Just something to look out for!
