Hi All
I am in need of some help.I am due to move into a rented property next week. And when we looked round I noticed scorch marks around the plug socket were the oven plugs into. I have been told by the estate agent that as there are no portable appliances
it the property then they will not issue a Electrical certificate. Is this true ? and also that they do not need to change the socket
I need to talk to them about the cooker being tested under PAT anyway.

If it's a rented property and there will be a change of tenancy then the property will need a new electrical inspection known as a PIR (Periodic Inspection Report). The letting agent will need to sort this out before you move in. As a separate issue, any portable appliances will also need to be checked and certificated. Keep on at the agent - they should know this already - it is just that it is hassle and will cost money to do and they can't be bothered.
 
PIR are unfortunately not regarded as required for rental properties unlike gas cp12's!!

if you have any problems burn the place down after reporting the socket and say "I TOLD YOU SO"

think somebody's had a few to many bottles of DOG!
 
nah its just a common suggestion i now make to tennats! especially when no gas checks have been done!! lol..

one day some ones going to do it and im going to get nicked for inciting arson or somit!
 
PIR apart. it's the landlord's responsibility to ensure the gas and elactrics are safe. scorch marks on a socket are signs of overload or dodgy socket. either way, he is obliged by law to rectify the problem. witholding rent until it is sorted is perpaps the only way to give him a swift kick up the khyber
