If the vendor commissioned the EICR it’s bound to come back as satisfactory. That’s what they’ve paid for, they’re going loose out if the wiring is shot.

Your friend as the buyer should commission his own independent report if he wants to use it as a bargaining tool.
Why hasn’t he asked you to do it?
 
satisfactory because is ok compared to 1667ohms in the regs book? (for RCD protected install)
dodgy values because it was raining for last week and ground condition have changed? buried water/gas pipe bringing the value down when measuring Zs?
 
It's quite realistic to have a 200 ohm rod and a Zdb of 9 ohms.
Very common in TT systems near to PME installs. Normally gas bonding creates the parallel path. So the report could well be correct.
See it all the time in the depths of cornwall. Lol.
 
that's what im thinking, in fact all other 8 circuits show a measured Zs of 9.8.
Age of the installation estimated at 35 years.
IR readings are +20 on all circuits.
I've not tested it. This is someone else's report.

Tut tut, that would assume their were some real cowboys about 35/40 years ago too, before the common use of RCD protection...!! If this TT install is 35/40 years old, i'd be surprised if electricians of that era left an earth rod at a Ra of 200 ohms!!

It probably started out as a VOELCB as original provision,in my neck of the woods it's still fairly common to come across these still in use.Standard rod always seems to be a bit of galv conduit whacked in with a 2.5mm-ish wire back to the ELCB. I doubt very much whether any Ra measurements were taken.
