Afternoon guys......First post on here though have read loads and loads of great ones.

Looking for some help. We are a small family firm of electricians based in the North East of Scotland. We do good work for, hopefully, a decent price.

Its hard going but as long as we get two or three installations a week to go along with our other stuff we are happy....

We have hit a problem with a job we are working on. Its an 100 year old detached house deep in the woods. Stone built with bedrooms in the attic space. An old LPG fired AGA that only does the water. Rest of the house is heated with old storage heaters. No access to mains gas. Clients are filling the tank at £2K a fill plus paying £125 a month for electricity.

EPC based on current circumstances comes out at Band F.

We are proposing a 4 kwp ground mount, replacing the old AGA with a wood burning ESSE which will do the water, cooking and heating, properly insulating the roof space and perhaps Solar Thermal as they might not want the ESSE running over the summer months. I know woodburners and thermal might seem overkill but its our clients suggestion as they say they don't want to have to use the ESSE over the summer simple for water. Clients are very green minded and want to have as much control over their energy spend as possible.

The original EPC also recommends wall insulation which is not really an option as external would spoil the look and character the the house and internal would cause too much distruption. Also the cost for a house with their footprint would be excessive to say the least.

The EPC Advisor we use has run our proposals though his software.....and (You know what coming next I bet) we can only get to 53 points...tow short of the magic number....

We want to give best advice to our clients but are struggling to know what to do next. Neither a combi boiler or external insulation are an option.

Any suggestions you guys give us will be gratefully accepted....because right now we are stumped....

What percentage of low energy lightbulbs? If its less than 70% now then getting them all changed would probably get to that magic percentage...

Agree about the energy saving light bulb comment. Also consider draught prevention i.e. door strips etc. Id be interested to know how you get on with this, because for some properties its gonna be impossible to reach the magic number on the EPC. You have to consider the financial aspect of installing the improvement measures, because you could end up spending thousands to get to the threshold on the EPC for the better tarriff. Id look at the return on investment including all the measures and put it to the customer so they can make an informed decision.
