I just had a look at the requirements for a home report, dont know what the requirements are in the south, but, staggeringly up here there is no requirement for a EICR, or a GAS Safe cert either, I watched a official RICSscot video, what a load of bs no better than the old survey report, some companies are offering a home report for ÂŁ85 its just a tick sheet with a little space for comments, in the vid I watched the guy turns up in a suit with a clip board no way was he going up an attic, me, I think if I was in the market for a move I would be taking along a builder mate

Is that something like the Home Information Pack thing that was abandoned a few years ago , that was needed to sell your house , what does it have in this report you mention ??
 
There has never been any requirement in England as far as I'm aware for any electrical certification to be included in any house sale, even when HIP packs were required.
That said, a decent solicitor will ask for any paperwork of any recent work carried out, and a decent survey should pick up on any areas that need looking at, but the onus is all on the buyer to be aware of any issues with the building before a sale agreement is signed.
 
You don't need fancy surveys, just the basic, then,

You just take out indemnity insurance cover for anything found to be wrong after, eg no planning permission, HS2 coming thro' your back garden and finally your own Solicitor cocking up.

The vendor can be persuaded to pay for some of the indemnity.

Both my Son's have been thro' this with house purchases/ sales recently and I did it with a potential Covenant issue in 1980.
