As per title, I have been offered some work doing periodic (landlord) inspections on quite a few properties. How much do you guys normally charge to do a 3 bedroom house?
 
Depends where you are.

Went to see one a couple of days ago, large house, 14 circuits, I quoted ÂŁ300 - customer accepted price there and then!
 
Same as spin , if you charge by the circuit you could end up out of pocket , seen some of the older houses with 4 circuits still got a bathroom lounge 3 beds lounge kitchen so could take all day so you would still charge ÂŁ80 for that
 
i am the same as Malcolm, ÂŁ20 per circuit for domestic and starting at ÂŁ240 for light commercial. However, there are far too many people out there who will do them a lot cheaper by cutting corners and bascially not doing them properly. If this landlord has lots of properties, it will be worth while reducing the cost to get the continued work from him - obviously not to the point to where you have to start cutting corners ! IMO - if the PIR isnt done properly and in full, it isnt worth doing. The flip side of that is that the landlords only want that piece of paper to put the onus of any faults onto you! Some people put a low price in to get the remedial works, if you are going to do that, make sure you have an agreement that they will get you to do them, and not get someone else in. i have fell for that recently! I also priced a large factory unit for a PIR recently that my mate runs. From the quick look around i had there was numerous obvious faults, no bonding, sockets damaged and exposing live conductors, emergency lights smashed by the forklift etc etc. There was over a 140 circuits (most of which were not identified) so i quoted ÂŁ1800 to do the work over the weekends when the place was closed. He got another another price of ÂŁ300, to be done in one weekend by 2 blokes and they said it WILL pass! how do you compete with that?

Agree Nick if you walked into a 6 bedroom house that had only 4 circuits in it you may want to adjust your figures. On the same token if you go into a small 2 up 2 down with 15 circuits in it again you might adjust. But rule of thumb for me was 3 bed house most likely 7 -9 circuits 200 pound there the day ......everyone is a winner.

We do a few for estate agents, we normally charge between ÂŁ80 - ÂŁ100 + VAT for a pir on an average property. They are empty houses though.

ÂŁ125 per property or ÂŁ15 per circuit or even ÂŁ18.75 per circuit (all depends on customer) plus the 18.75 includes g/y sleeving if required!! :)

Thats exactly right, but at the end of the day - all they are bothered about is getting that report signed for their insurance company! They had no interest in safety to be honest! How they can say it 'will' pass is beyond me, especically when you could see many things instantly!
 
i agree, but as we all know the Part P isnt policed at all. If you report someone to one of the bodies they do nothing about the ones who are registered, never mind the ones who aren't! The fact that they can do the testing and comercial work without being registered or governed in any way is farcical. Why stop at being registered for domestic? Anyone trading as an electrician in their own rights, without the backing of their employer should be registered somewhere! After all, there are as many dangers, if not more on commercial premises than there are in domestic situations. How many times do you go to a factory where Joe Bloggs, the handyman, has added a ridiculous circuit to something and has left it dangerous and comes up with that old electricians favourite - "Well it has worked for ages"

Agree there short circuit big stationary ware house incomming supply straight into a bus bar and a piece of 1mm tapped off the icomming and disapears not found where yet oh the main fuse is a 400 amp Bs88 commercial need tightening up on
