I understand maximum demand and diversity etc but was wondering how much current a house actually draws. I have not got a clamp meter but was just curious. Do they ever got over 60a for long periods as I know the insure guide is a little

The maximum and average demand of a house would vary wildly depending on lots of variables. Electric water heating, under-floor heating and stove would make a big difference compared to a house which uses gas for example.
I would invest in a clamp meter with a max hold function. If the property has a newer generation metering device you may be able to get the maximum demand info from it's logger memory.
a 3 bed house with a 60A cutout???....no mate will be minimum 80A ..usually....we work in small 2 bed back to backs a lot.....nearly always an 80A bullit...
