Hi everyone,
Was wondering ,my client has asked for landlord cert is this a eic as i dont usually get this request any helpwould be appreciated.

By landlord cert I presume he means a Periodic Inspection Report (PIR) of an electrical installation.

An EIC would only be used to certify new work that had just been carried out, not to report on the condition of an existing installation.
 
agree with lenny. periodic, and in the section " purpose for which report required" put " landlord's safety inspection/certificate"
 
Because of the Gas certificates people can have, landlords and letting agents thing they can also get "Landlord Certificates" for the electrical installation too. Now I do alot of work for letting agents and they started to get an electrical contractors company to issue "landlord Certifiactes" for ÂŁ80 a house. All they do is a visual and sample earth loop tests on socket circuits and thats it! and lots of limitations stated on the report, basically not worth the paper they are written on. Luckily, I have pointed this out to the letting companies I work for, and I now carry out a more thorough PIR for them.

Couple the landlord up with these big name con trick firms who issue these bog rolls and everyones happy

The Pir should become the definitive tool for rental property compliance with the ewr
The Pir should also be an actual pir done by a person competent to do so

This however is the best and most expensive option,so it will never be implemented
Most of the people who are actually competent to do pirs on that basis,rarely if ever are able to compete with the bog roll firms

There is rarely an occasion where this report is of any value and I get sick of trying to explain this to landlord/letting agent clients that think they've just made a great saving on their statutory duties!

It annoys me that my own scheme provider appear to have created this 'thing' and I let them know my feelings about it at every available opportunity.

I hope they will take the opportunity to drop it when the amendment comes in!

Agreed totally.

They look like the biggest pile of ..... ever.

Here's a sample found on the net which shows the extent of what they will cover. Almost nothing.

Can you imagine standing in a dock somewhere saying "well it looked alright".......no thanks. Then again, I'm saying that from a commercial bias, where if I presented a customer with one of these, they'd probably laugh, and sue me the first time someone got a belt off a system somewhere.

My advice to the original poster - forget that, and sell them on the value of a full and proper PIR.
 
Visual condition reports only serve two purposes:

i) Quick incompetent assessments of installations designed for quick money making, or...
ii) A home printed, affordable method of creating a free product for you to talk yourself into someones home. Where you can then scare the heck out of them with a load of limitation rubbish, and charge for the necessaries. Mr Electric and Southern Electric are just two of the bigger names doing this.

heard of mr electric. some sort of franchised subbing work, isn't it? never heard of southern electric. praps that's because i'm north of watfod.
 
They are also contractors and do these visual tuck ups to customers with flyers, get a free inspection of your electrical installation, we will pull it to pieces and quote 1000/s to "make it safe"

A guy who worked for me went for an interview. He was asked a few electrcial questions, difference between earth and bonding, how would he find a fault on a ring final circuit..................that was ok

Then they asked him how would you park a van/car in a car park. He thought it was a trick question, but he was told that you reverse into it, as when you are leaving the space there are blind spots and you can endanger people walking behind you, he said how would he get the tools out if the rear was up against another car.

Another was how would you walk down a stairs if you had a tool box and talking on the phone. You must end the call as you must hold onto a rail for health and safety reasons.

The best was that at all times sleeves must be rolled down, he said that was ok as he liked polo type shirts with short sleeves, but they told him no all uniform was with long sleeves for health and safety, where he got up and said if they were the last employers on earth he would starve.
