Listed building EPC

Has anyone had any experience with listed buildings and EPC. You know the usual stuff solid wall no double glazing, whats the chances of a D rating ?

We're just trying to nip prices to make 8.9p work on a SSE roof of a listed building. we're at about 12/13 year payback and he hasn't ruled it out yet but it's so much more dependent on how much they can use themselves in the house and although I could lie and tell him it would be 50% I've got a conscience and have said at very best on 4kwp he's going to expect 35% but it could be less. Worse still by the time his planning permission comes through it'll be down to 7.1p. Ironically, it one of the very houses that really needs help!

there will be very few rated a D if they are lucky
