I am currently in the process of estimating the electrical demand for a new construction development that will consist of an 8-storey building which will comprise of commercial, residential and ancillary accommodation. In particular, it will include the following:
1x A3 retail unit on ground floor level
6x residential units (1x 1bed, 4x 2bed, 1x duplex)
2x plant space, 1x bin storage, 1x cycle storage
I am particularly interested in how I would calculate the ADMD for the flats. The flats will operate entirely on electricity so electric oven, hob, and hot water/space heating being provided by individual 7kW rated air source heat pumps (one per flat). Underfloor heating, bathroom towel rails, and hot water will all be supplied by the air source heat pump. When summing up all the loads in a single flat without accounting for any diversity, the total load exceeds 20kW, which is unlikely to be acceptable to UK Power Networks (UKPN).
While the power supply will come from UKPN, I was unable to find any specific guidance on their website to assist me in calculating the demand. Based on this information, I have calculated the ADMD for each flat to be 9.5kW, which appears reasonable to me. However, I would appreciate hearing your thoughts on this matter and any suggestions you may have for calculating the demand.
As a side note, I have applied a retail area load of 160 W/m2, in accordance with the BSRIA rule of thumb guidance. I would appreciate your input on whether you believe this is an appropriate approach.
