Hey guys I was hoping you guys could clear some issue up for me ive been asked to snag one of our properties that has be refurbed recently but not being a tester my rules and regs knowledge is a bit lacking.
So basically its all about spurs for isolation
1. spurs are required to isolate fridges washing machines etc so they can be safly pulled out to work on but where should they be located as the spurs in the property are in a cupboard (still in the kitchen) is that ok or should they be near by the appliance there isolating.
2.The spurs in the kitchen are on a large moduler grid plate but ive been told that this doesnt comply as the switchs will only be rated at 20A where as a spur is 32A therefore the supply circuit to the spur should be a dedicated 20A supply is this correct.
3.in the living areas there are AC units (floor standing) which are boxed in using some designer wood they lift of easy enough but the issue we are arguing about is the spur is inside the boxing not outside is this ok or should it be outside.

All these points need to be a 100% with the regs even if we dont aggree with them so we can throw them in the builders face without any comeback.

Any help would be appreciated.
 
1) I don't believe there is a regulation covering the location of isolators for appliances. This is why some install grid switches to keep them all in one place, my own preference is to have them close to the item in question so it's fairly obvious what it's controlling. Part P says that accessories should be fixed to the fabric of the building, I take that to mean walls. Others would say that once a kitchen cabinet is fixed it becomes part of the fabric of the building, there you go clear as mud as usual. I'd say the key is common sense, as long as it's properly fixed and accessible in case of emergency then jobs a goodun.
3) If something is in plain sight and is easy to remove without the use of a tool then the spur is accessible.
 
shifty, I don't really understand why you have been asked to snag a refurbed property if you are not aware of the regs. Is it the builder who is raising these queries? If so, then surely the electrician who did the work and has signed it off will have complied with the regs and that should be enough for the builder?
