Maintained or not?

Tasked with changing all the lights in the communal areas of a block of flats.
At the moment all fittings are thorn 28W 2D with emergency back up that are permanently on.
Client has specified Lumineaux 16W 2 D bulkhead emergency/sensor fittings.
This would mean that the fittings above the fire doors to the stairwell and the stairwell itself would not be a maintained fitting, rather they would be on a movement sensor.
I seem to recall that lights in these locations would have to be maintained, but I'm not back in the office to be able to check for a few days, probably monday.
Useful answers please. Random insults accepted if they are funny.

They need to be maintained...but this is not a problem, as the lightings your fitting in the communial areas are themselves maintained. All with have a permanent Line and neutral, At the exit lights, bridge the switch and permanent line together, most units have a link wire just for this situation.

Thank you for the conformation, I had that suspicion. Yes, no problem linking these fittings out to make them maintained.

One other question, on the stair well there is a light at every landing and half landing, I'm sure not all these need to be maintained, just the one by the final exit door.

The staircases can be used with pir sensors, but make sure they are set with more than enough time to walk up or down. And they work correctly, otherwise it becomes a dangerous situation with no lighting.

Tazz - should here be a design carried out first? My understanding is that the design should be signed off also. Even more so in a multi occapancy building like this?

If it was a new build it would, the op`s job is for replacement units, so old design stands, but will need checking. Modification/or install cert with final commissioning and handover certs will be required

Apparently each unit has its own built in PIR - never used them before, as I said specced by the management company who look after lots of properties all along the south coast.

Nope, no humming or buzzing, work quietly.
I like the dip switch settings for sensitivity, lux and time, neat fitting.
Although the cable entry is near the edge of the fitting, and all the existing ones were in the middle, new hole and cable fishing ensued, fortunately the original installers left plenty of slack.
Out of laziness can anyone quote me the building reg location for maintained fittings by exit doors, save me hunting for it on monday, apparently we are the only electricians to of mentioned it and the estate management people would like it as a reference.

Just went hmmm so could locate thread again as I'm doing 3 story Hmo soon and these lights might be the ones for the stairwells and exits.

Is there a building regulation with regards to location of fittings ?

May be wrong, but I thought you had to work to BS 5226-1 ?
