Need to pick brains again . Got some new build jobs comming up and need clarification on whether you need to install a kitchen fan even if it has a ventilated cooker hood? Ive heard that it needs to extract 60ltrs/min.
Not quoted for this as developer hadn't requested it for the quote.
Feel a bit of a **** that i didn'nt pick it up when quoting. Not really done new builds for a long time and i suppose it's building Reg's rather than our Reg's.
What's the score guys:)

Depends where you are ,some area's building controll are jobs worths ,if you got a cooker hood it has to extract outside ,here's the crunch ,if you got a utility room off the kitchen with a sink in ,you also need an extract ,because of the steam from the sink here the jobs worth bit , doing a job put fans in a bathroom with a window that opened ,building controll said no need for the extract because the window opens ,went 25 miles to another county the say you have to have one ,its bang your head up against a wall time :mad:
 
Steam from a sink - they taking the ****, that isn't going to cause problem's, is it ! I know exactly what you mean, it's always been the same in our line of work (being told one thing by a bigwig who's never picked up a pair of snips in his life - then another who tell's you the opposite) .

Job comming up is actually a refurb with an extension (ex is same size as original building). It's going to be 5 x self contained flats and i suppose building control will be all over it , especially with not much developing going on at the moment.

Problem i have is that kitchen is only small and situated in lounge. may not even be on an external wall.Will look awful.

Is our job classed as a Refurb or New Build ? I suppose that will answer my question:rolleyes:
 
are the ceilings comming down you could use flat duct and chimney cooker hoods and go between the joists and through the wall into a cowel vent then with a flat to 100 mm 90 degree and to the hood with fire proof flexie duct
 
As far as i'm concerned, the ventilation aspect is the builders job, we'll only be wiring and mounting the fans:p
I suppose that we have to offer all the advise though, regarding Regs (elec & building) & Performance:D
