had a phone call from my tenants just over half an hr ago saying that the toilet was leaking and flooding the bathroom.
quick phone call to my plumber mate and he was there in 10 mins.apparently the ballcock has split. he's isolated it for tonight and will replace tomorrow.
spose I'll be due him a favour now!

how many others of you have friends like this that trade jobs for jobs?

So while the split ballcock was sinking below the waves and the cistern was overfilling, what was the overflow pipe doing??
 
**** knows what was going on.plumber will sort it tomorrow though.

If you're relying on an external overflow (pipe through wall to outside) like it was done in the good old days, I think it worthwhile to replace the syphon with a nice modern one that includes the overflow and directs it straight down into the pot.

That way, there are no bits of overflow pipe for kiddies fingers to mess with and pull out of the overflow fitting.

Chances are that at some point you'll be needing to replace the diaphragm in the syphon anyway, and it's usually easier to replace the whole thing.

i do but have weeded out the ones that are 'too busy'/'completely forgot (mate!)'/'sorry i bodged it (for this, that and another reason) and it's taken you twice as long to put it right yourself now'/etc. when returning favours.
before marriage, i found 'friends with benefits' far more satisfying!
 
A mate at work bought a 'project' house as his first ever house 5 months ago, he has good mates in every trade and has so far only paid for materials, all labour given free by his mates as they owed him favours for him doing the same for them. The only thing he has paid labour for is the electrics as he was 'too busy' to do it, so he got an out of work spark friend to do it. We've all been giving him grief on site that the only trade he's had to pay for is the one he is qualified for himself.

turns out the ballcock was knackered as was the pipe up to cistern.just had a call yo say he's just finished the job and I'm due him a pint or three.
also the bathroom isn't as bad as was expressed by tenants on phone last night.they turned the water off pretty quickly luckily and just put towels down.I'll go at weekend and take a quick look.
