Ok here is my question.
i have been doing rented reinspect at 5 years and private at 10 years.
But...I did my 17th update yesterday(I Passed yey)and was told that private its when you feel it should be re tested and rented its every 12months or change of tennancy?
now i cannot find this any where in the regs because if i have to tell my letting agents that there gonna think im trying to rip them off.
Please help with any more info on this matter

theres a good nic book called inspection,testing and verification that has a table in it(havent got it here.its in the van)
off the top of my head rented accomadation is two years or change of occupancy
 
Guidance Note 3 Section 3.7 Table 3.2 (mine is 16th Ed so references may have changed). Residential = 5yrs Max. But note the Max, its up to you.

We were not made aware of any changes to the Guidance notes during my 17th Ed upgrade (last Sept), but maybe they wern't out then.
 
come on guys any hard info i can look up ?! cant even find anything on the net!!!
 
Information for Landlords

The rules on electrical safety are less specific than for gas and furnishings when letting out property. The landlord is acting as a supplier of electrical equipment, including the electrical wiring in the property as well as any electrical appliances provided for tenants' use. Landlords have a legal duty to ensure that equipment is "safe". It is therefore recommended that appliances should be annually PAT tested (portable electrical appliance safety test) wiring of the flat or house should be checked at least every 5 years to obtain a Periodic Inspection Report. Although not mandatory BS7671 also suggests testing on change of occupancy.

The Electrical safety Council have recently produced a free booklet entitled :- "Landlords Guide To Electrical Safety".

This is a great little book with all the advice you could ever want - especially if you need to use it as a reference document for discussion with the Letting Agents.

Suggest you go onto the ESC website and request a copy. They posted mine very quickly.

Note: This will be a far more appropriate source of information to wave under the noses of the ignorant than any of our electrical tech manuals!!!

It is a joke that there is no direct legislation regarding rented properties as there is with gas. In this ridiculous pc world we live in I am astonished that the busy bodies have overlooked this.
How many deaths will it take before the authorities do something?
