I have been asked to price for PIR's for landlord supplies and DB's in a 4 storey apartment block for insurance purposes and would appreciate any help or guidence. The apartments are privately owned so only the land lords supplies are our concern. In the past i have done a fair bit of PIR's on schools for my previous employer but since setting up on my own have not priced for anything of this nature. With the schools i worked out of hours so i could isolate all the circuits to be tested, plus there were drawings and previous results available. However, these apartment although the installation is only 10 years old there are no previous results, drawings or design specification. Having breifly looked at the installation it appears to have been done to a high standard and everything seems to be in order.
There are circuit designation sheets present at most of the DB's. There are 39 DB'S in total, the majority of these are 3 phase sub main DB's feeding the apartment DB's the others are DB's feeding communal areas such as corridors and the car park e.c.t. There are around 300 circuits in total although i have been told i wont be able to isolate a large percentage of these as it will cause a disruption to the residents. I also wont be able to gain access to alot of the apartments to test the circuits feeding the apartment DB's.
I am thinking of proposing to inspect a 100% of the installation i have access to and test a minimum of 30% of the circuits but will inform the client that if there are any significant defects or signs of deterration found in this sample i will request to inspect/test a larger percentage of the installation.
Firsly, does this sample size seem sufficient with the installation having no previous results? Secondly, what is the best way to price for something like this?
