pricing off plans

Evening gents
I have been asked to quote on a new build working from the plans, i have done this in the past but only for extensions this is a full 3 bedroom new build.
I was going to price per point but client will be getting all materials.
How would you guys work this one out?

price per point as usual, then deduct the cost of the fittings. remember to allow for |CU, tails, bonding etc. and make it clear in your t&c's that any fittings that fail are not covered by your guarantee, and any replacements would be chargeable. oh, and add a bit on to cover your loss of mark up on the fittings.

Estimated days on site x a healthy daily rate?
