Hi guys, I'm looking for a bit of advice. I'm pricing a house 4 bedroom house with kitchen,, family, dining room, utility, 3 bathrooms. 35 dbl skts, 70 or so downlights, 30 switches plus, all brushed stainless steel flat plate, plus the usual white stuff for white goods ect. underfloor heating system with ground pump boiler controlled by seperate zone stats. I've come up with a figure between 5-6 grand from start to finish including certificates. Does this sound about right? Any advice would be great guys cheers

Donny:)

Is this new build or just rewiring an existing property, is it occupied, does it have solid floors, smoke detectors heats etc. There are endless possibilities 5k rock bottom, area makes a huge difference too as said above.

I agree with above, it depends on so many things.

If it is an occupied house with carpets, beds and wardrobes, etc then this will make a big difference.

Thanks for all the reply's people. The house is a new build with solid ground floor and joist for upstair. It's a bloody big house!! 4 smokes. Here's a subject that confuses me, as it's downlights throughout the house should they be fire rated or just standard with fire hoods There are rooms above the downstair lights and the upstair lights will have the attic which will have 300mm glass wool. Also on the soffit he's wanting 7 LED'S so I've just priced for IP rated down lights and energy saving LED'S. Your thoughts please!

i asked a question on here not long ago regards to pricing 24 new builds. i will pass on the best bit of advice which was just to break it down bit by bit,and dont price it just for the sake of getting the job,if theres no profit theres no point.
