Remedial works following an EICR

Hello everybody Looking for some help here hopefully someone can help.

i have been giving an EICR to rectify the defects. This is a 2 bedroom 2 story house.

The purpose of this EICR was on an estate agents request due to selling of the property.

On the observations the tester has down 'no smoke alarm circuit' and coded it 3

now I'm trying to find some guidance in BS7671 as to what he's looking for here and can't find any relevant information. Hopefully somebody can help

Is this a new installation, by that I mean how old is it?

Are there smoke alarms in the house? Either he has coded the lack of smoke alarms or the lack of a separate circuit for them.

This installation is 35 years old and there are no smoke alarms within the house

It would come under the building regs.

I believe that the rules state that installations installed after 2007 must have smoke alarms, not 100% but i'm checking

If you've been asked to remedy the defect of missing smoke alarms, does it actually matter what regs they come under?

Smokes don't appear in BS7671 and there fore shouldn't be on the report IMHO

This was my gut feeling but was not sure. So in other words this doesn't have to be completed?

He might not need to install them it's a building reg isn't it?

This comes from part p iirc "all new build and refurbished properties will have mains powered smoke alarms" is something like the wording.
If it hasn't been refurbed then this should only come as an observation and a recommendation imo.

I guess what I meant was, does the OP just have to carry out the work requested (or put together a quote for it)? Or does the OP need to validate the EICR observations and check everything is needed? If the latter, then of course question if smokes are needed. But if the former, when why does it matter what regs to what date, if the customer wants smokes?

What does the EICR say - satisfactory or unsatisfactory? With only 1 C3 it must be a satisfactory surely!
