Hi, Im thinking of having my home rewired, I wish to sell the house as its too big for me alone, but the electrics inside have been there a long time. My house is worth about ÂŁ110,000 right not and its a 3 bed semi, how much do you think it would be worth when I have it rewired?

What area are you from, you may not need a rewire... If north west i will certainly give you a full periodic inspection report, I will also knock the price of the periodic off your final bill should you need a rewire and use my services ;)
 
can't see it making a huge amount of difference, who really looks at the electrics when buying? maybe the banks surveyor. is it worth the outlay, about ÂŁ3000. its not like your going to personally benefit, your moving! lol :) hope this message was not negative, just trying to be honet. :)

Agreed, but a prospective buyer will want 5k knocked off should it require a full rewire. So in theory, you could save 2k by rewiring.
 
Well unless you know what the person moving in requirements are, I would say a re-wire is waste of time unless the installation is unsafe.

After all you may sell to a property developer or builder who decides to knock it around and you have spent money for nothing.
 
Depends who's doing the survey. I went to do a quote last week, new homeowners who had paid for a full survey. There 10 minutes and found a loft conversion with numerous sockets and lights fed from a 10A rewirable fuse, then went to the garage and found it being fed with 1.5 T&E and supplied again numerous sockets, lights, garden lighting ( 20m of cable ). All from a wylex rewirable board.

Guess there's as many cowboy surveyers as sparkys!!!!!!
 
one less thing for the buyers to be able to try to knock money off when they make an offer although don`t forget the remedial works afterwards if you do have it done. i would say it would help to be able to say it has been re-wired if it needs it. have a chat with the estate agent.
 
Personally I would save your cash. When I sold my fathers house it was 35 years old. The buyer said ' If it's more than 30 years old it'll need a rewire'. I said 'That's up to you my friend. The price stays the same!

How old is the wiring ?
 
If the wiring is in good condition it may not need rewiring. Do you know the age of the cables? What colour are they? I was just thinking thatif the wiring is good you may only need a CU upgrade, especially if the board is the old rewirable type. A modern dual RCD consumer unit may cost as little as ÂŁ300-400 to install and with an installation certificate listing all circuit details would be just about as impressive to a prospective buyer.
 
If the wiring shows obvious signs of a DIYer being at it, eg plugs with the flexes disappearing off into walls, random switches which you don't know what they do, sockets mounted on the skirting boardetc, or an old rewireable fuseboard I would say it's worth getting it rewired, particularly if you're getting the walls replastered. That would make it look 'new' and 'fresh'.
