What a laod of cobblers. I've been asked to provide a pre-purchase quote based on a surveyor's report. the report is:-

The property appears to be connected to the mains electricity supply although this should
be confirmed by your legal advisor. The meter is located in the garage. The electrical
circuits do not comply with the current regulations and prior to commitment to purchase we
recommend that a quotation is obtained from a qualified electrician for upgrading the
electrical circuits in accordance with the latest edition of the IEE regulations. Condition
rating three.

So there's nothing wrong from his point of view, just that it's not to current regs. 'A little bit of knowledge is a dangerous thing', or put another way 'mention every remote risk to cover your self'.
 
This is the content from a survey we've just had done on a house damaged by a flood from the loft:

The electrical wiring system will have been affected by the water damage. There have been emergency sockets provided in the region of the circuit breakers and meters suggesting that the system has been decommissioned as a result of water penetrating conduit and electrical junctions. Further investigations, drying out and possible partial re-wiring will be required. The consumer unit does not comply with the latest regulations with regard to RCD protection. It is recommended that all installations are routinely inspected every ten years or with change of ownership. In view of the extensive flooding testing and re-commissioning is required "

I thought a surveyors concentrated on the fabric of the building, it obviously sould have read; the bricks appear to be cemented together but this should be confirmed by your legal advisor:rolleyes2:

They sent me a copy of the full survey, you should see the bull it contains. Basically he's recommending that the house is completely refitted as it either "does not comply with current" or "may need maintenance in the future". I'll do the quote, but I'm going to have an off the record word with the customer to explain that the surveyor may struggle to find his 4rse if someone turns the lights off.
