Hi all,
Had a call to add a couple of sockets and a cooker circuit in a property that's havinga new kitchen. Want's it done by the end of next week so he can get students in there, so that makes it a rental then.

Anyway, what I find is the following....

No water or gas bond.
Newish DB has been fitted, 1 x 30mA RCD for the whle board BUT ,and here's the good bit.... new PVC 6mm on 32A breaker feeding sockets as a radial but Jb'd to the original rubber cables not a foot from the DB and there's two of them !.

Ther's also a DIY fitted 13A socket in the bathroom, wired in a bit of 3 core, can tell it's DIY by the fact it's a surface box siliconed to the tiles .

Told the builder that really this needs (a) further investigation and (b) a possible rewire of the sockets.

He wanted just the kitchen done and a fan in a shower room and forget the rest as 'It's been OK for years'.

The lights look to be OK and have been rewired at some time given the age of the original property.

Did'nt fancy putting my name to that one, not with that rubber in there who know's the condition of that stuff now.

So, right or wrong to do that ?.

Rubber needs rewiring as Tony but id run , ive used this saying before if your asked to do a job and your unsure dont do it , what i would do is, point out the rubber and insist on a PIR before any work comences you could have a big can of worms there
 
Think the builder was going to ring the landlord rather than tell him face to face. He's (the builder) not too chuffed at the deadline he's been given.

Typical bloody landlord............just wants the rental money, and no outlay. These idiots should be made to comply with all the relevant legislation, and stuff like electrical safety should be enforced for the good of all.

I like Platty's strategy, don't raise your hopes though, landlords are tighter than a mackerel's arse in my experience, but it's worth a try. What ever you do don't compromise on what you consider necessary mate.
