Good afternoon,

I have a problem with a security roller shutter. It covers a main personal exit door and window at my industrial unit.

It's key operated from outside and until recently I could turn the key to open, then retract the key and the shutter would get on with it's business of opening and would stop just above the door (a couple of foot short of the box at the top but that was just fine).

Whats happening now is the shutter keeps going all the way to the top until it's inside it's box and then continues to go round and round on itself, unless I turn the key the other way to stop it doing this where I want it to stop, although that's not the main problem.

What is a problem is that when I ask the shutter to come back down by turning the key, it stops several feet short of the ground, where previously it would have gone all the way to the floor although I can persuade it to shut by pressing and holding a button inside the box.

Can anyone help, is this something I can adjust myself or do I need to call in a pro?

Sounds like the limit switches are knackered or or not making properly. Depending on the type of roller door, the positions of these limit switches vary.
If your not a qualified spark, i suggest calling someone in, at the end of the day, there can be mains voltage present at the terminals of the limit switches.....Proceed with care!
 
Probably got an internal motor, and the motor has come adrift from the roller tube.
What happens, is that the motor will now spin inside the roller tube before catching on the tube.
Usually, every time you operate the shutter, it will stop just a little higher.
You will have to wind the shutter down fully by hand, remove the shutter from the roller, wind the roller back a couple of turns, re-attach both the motor and the shutter to the roller and then re-set the limit switches.
