Hi guy as from title I am after a 2nd opinion on coding faults I have found during a EICR of a hotel and there are a few (wouldn't believe it's a 5 star!)

The most common is light switch inside bathrooms, a touch plate I.e hover your hand over it and it will dim etc. Now these are installed within zones 2 & 3 within the hotel covering 89 rooms, they are also metal plates and not earthed. I have these as code 2 (potential danger)

The next one is taps not earthed in bathrooms intermittently throughout the 89 rooms but half of them have all circuits covered by RCBO whilst the other half not all the circuits if any have RCBO/RCD protection. Again I have C2 them potential danger.

Next one I have intermittently installed non Ip rated downlighters above showers, say 50 in total. I have C3 these (improvement recommended)

I have also noted that we have issues with the downlighters as they are not fire rated, throughout, now the ones that are fire rated have LED lamps installed which I now believe is a big no no as LED disperses the heat out the top so a lighting cage must be used?

Does anyone have any views on this?

Zone 3??????

As for bonding on taps can you let us know when this can be ommited? what conditions need to be met?
 
Sorry zone 2.....I served my time with a guy who had a habit of calling anything outside the 0.6m of bath but still in bathroom zone 3......so kinda rubbed off.......same as calling mt2 "yt2"!

well 2.2 meters isn`t 2.25 meters is it...
change them lamps to selv...

as for the lack of supplementary bonding to taps...
either install bonding or go for RCDs/RCBOs

Be interesting to see the cost of like 200 RCBOs just don't think rcd will be practical as the rooms are fed from 3phase boards on each floors pantry!
 
just give them the report...honest and true. explain the remedials needed....its a public use building isn`t it (hotel)....wonder what an insurance company would make of that report eh?....
 
Id say you have it spot on really, it is what it is and you can only report what you find.
Give them the report, unfortunately these customers in my experiences want to have the reports done but are often not prepared for the results and don't like to have to spend money!
they have either not had thing kept up to scratch over the years or they have had chancers in to do the previous ones who have let things go ;-(
