Got an enquiry from a market garden business. They are putting a shed up near their poly tunnels - how do I get round an EPC for the shed. There's no heat in it but there are going to be chillers in eventually. No chillers - no EPC???? What they do after that is up to them :)

Well where will the supply for the shed run from? that will be the buiding that needs an EPC !

unless the shed has its own MPAN or address

you can add address that do not exist on the landmark database.

From the transformer to the shed - that's it. Nothing else involved, the shed will have it's own Mpan. I thought that if it could be heated ie it had walls and roof then it had to have an EPC but if it was open like a dutch barn or a byre then it didn't need one. I've looked at DECC but I'm just getting more confused.

I'm pretty sure it's if it IS heated then it needs an EPC, not if it could be.

although I believe an unheated conservatory on a house isn't treated as if it were heated, but an unheated normal room is treated as if it's heated by a portable electric fire, so it's maybe not so straight forward.

I'm reading your posts and thinking your correct in your responses but what a shambles the government have made all of this, epc back to the building that's supplying the shed and no heating or cooling etc we are having to jump through hoops we would do better in the Olympics

My take on this is that you don't need an EPC as they are not using energy to regulate the temperature.

They need a signed declaration from an energy assessor, the new FIT application forms have a box to tick for no EPC required.
