Morning All

Could anyone tell me the regulations regarding smoke detectors in a standard house where one or more of the floor areas exceeds 200 m2 please?

Oops I should have posted this in the regs forum.

My question should also have been does a "Grade B Category LD3" fire and alarm system comprise of?

I don't have a BS 5839-6 2004 regs book. :-(

Cheers for that. 10.2 was the one that got me asking the OP. I've never carried out work in a house with a floor space of over 200 m2 and I need to do a quote for a re wire on one that is borderline to that. I don't work with fire alarm systems so may have to get a spark who does to take a look around.

If you go to the AICO site there is a wealth of information there ,following their advice they claim will ensure compliance.

Also if you register they will send you a free guide/handbook, proper little gem.

For small homes and HMO grade D part 6 use, yes Aico have great products, but for Grade A & B you will need to fit a full part 1 control panel wired or wireless systems, which it is a shame Aico dont make.

How many floor does the property have?, if it is a bungalow you can get away with a grade D LD2 system, i am fitting a fire alarm system after xmas as part of a full refurb on a house with 2 floors both around 220m2, i have quoted to fit a grade B LD2 system, which seems a bit OTT to me but from looking it up thats what the Regs require
 
It's a 3 floor property but it's only the ground floor that is around the 200m2 size. As you say, it seems daft but the rules is the rules.

My property in question is just under the mark if you measure each room in isolation verses taking the whole floor space due to the thickness of the walls. So, which measurement should I go with?

To be honest with you if it was me and the 200m2 was negligible/boarderline and only on one floor, i would fit a grade D LD2 and maybe use one of the AICO control switches mounted on a wall somewhere near the entrance (if you can get away with it) just for some indication of location of detector that has been activated, but its a choice youve got to be comfortable with, you have got to make a risk assessment of the building(i dont mean writing one out nessecarilly.) just use your common sense and make a decision if what your installing is adequate and you can justify your choices.
If there is not really anything other than a standard set up you would expect to find in a general house layout and no higher risk areas then go for an D LD2

trouble is if you fit a grade B system(like i am having to do) the fire detectors/panel are not very cosmetic to look at and i will have to use a 2 wire system as theres no way in hell the client will accept bright red sounders all over his newly refurbished million pound house!
