hi all

have any of you heard of a fire alarm having to be installed in a house that is being used for student accommodation? local council has told owner it has to be in fp200 breakglasses panel in entry zones etc. Its just a 4 bed terrace, building control are involved because he's done a loft conversion. seems so over the top and i do alot of student properties and they have wired smokes only. have anyone else come across this.
 
It sounds like loft conversion has pushed it over the edge into HMO territory, if so, then its a full on Fire Alarm, emergency lighting, and usually full PIR if its out of date, and the best bit, The HMO office can force them to have everything up to the latest wiring and building regs, or they get fined big time and dont get their HMO licence. You need to speak to the planning dept concerned to get the full info as the rules do vary a bit from council to council.

Getting this all the time, first thing to ask local authority is which grade of system do they require, then ask if they are untertaking the risk assessment. Also state if so then they are responsible for the design. You will then find they back down very quickly.
I personally would state from your message that this would be classed as a HMO Grade D LD2 systems, and standards AICO or equiv. detection is more than adiquate. Make shure all design certs relate to Local Authority specs and requests...they hate that..!
 
Well worth a look at www.aico.co.uk full range of linked wired and radio fire detection to meet part 6. We fit 60 odd units per month in HMO and would recommend them for ease of installtion, check out radio call points make life a lot easier in converted housing. if you need any tip give me a pm
