My daughter will be renting out her house in Aveley, Essex soon and needs an electrical certificate for letting agent. Anyone interested and prices please.
Cheers MM

I wouldn't necessarily go for the cheapest electrician for an Electrical Installation Condition Report (EICR). Hopefully you will find someone on the site as I believe the standard of workmanship would be higher from someone dedicated to chatting about regulations! If not then perhaps ask your neighbours for recommendations.

I wouldn't normally talk about prices in the open forum but this is a little different as it's not directly talking about hourly wages or such like. I would personally charge approx £150 (more for a larger house, less for a smaller) for an EICR on a 3 bed property. More importantly I would spend an absolute minimum of 4 hours at the house conducting the report, probably closer to 6 hours. If the electrician charges £100 and spends a couple of hours then you will just be getting a worthless bit of paper (unless of course its a tiny bedsit!).

You should then receive 6 sheets of paper in the report as seen in pages 13-17 of this link View attachment BS_7671_2008_AMD3-2015_Model_Forms.pdf
