Does anyone know what the min size supply to a building would require its own sub station?

Its dependant also on the existing network .... you can require a small KVA but if its a new supply and existing supplies are accounted for then they may require to fit a new sub, as tony already said the only way to answer this is by enquiry to your local DNO.
Ive had over 300kva supplies brought in LV before with no need for seperate sub yet a 150kva request on another site was quoted 60k as they had to fit new sub as the local sub kva allocation was alredy accounted for.

If its new build like an industrial park i sure there will be guidelines they use but where existing subs' and LV networks exist then its really down to local demand and allocation of KVA with the local existing substations as well as distance from preposed site can also play its part.

215KVA is a pretty big supply to be taken off an existing LV distribution network, Maybe if there is a close by DNO sub-station that had sufficient spare capacity to accommodate such a demand you may be lucky. Otherwise and more likely, it will supplied at MV, which i might add if metered at MV is a cheaper unit price than at LV.

Is this supply for an industrial unit, and if so, is it located on an industrial estate??
