I understand VAT on new build is 5% but does that mean that i have to charge the builder 5% for my services as a sub contractor or should i just charge 20% as normal?
 
Not aware of the 5%. Charge the 20%. I'm sure what the vat man will be asking for.

my oppinion its being re-furbished from its exhisting state as its been standing for years so i would treat it as such either way the vat man wont come after you, if you dont charge vat and you find out you should have your out of pocket.
just ask the builder is he charging his customer vat.
 
I phoned the VAT people once over listed building and whether it is non vatable. The woman said yes it is OK as long as you are putting it back to its original state.

I told her if i did that i would have to put in candles!

She sent me the VAT bible to work it out myself and i had a VAT inspection 2 months later! Don't you just love them!

I thought the customer paid the VAT then claimed it back through King John, I mean the tax man.
It might be worthwhile going to a builders merchant and asking how you go about doing it from scratch>
