Hi

I've just had a look at a flat I'm thinking about buying. I noticed the the fusebox is the old fashioned black type, but the light switches/sockets etc. all seem quite modern. The flat also has a fairly modern looking central heating system and cooker.

I'm not even sure the fusebox was active, I couldn't find a meter, I assume it was in a communal area, would you expect the fusebox and meter to be next to each other?

If the fusebox is active, would this indicate a rewire is necessary? Is there an easy way to tell for sure?

If you are in doubt a Perodic Inspection by an electrician will tell you everything that needs doing. As a guide if the cable is rubber it is so old and brittle it would be dangerous. Red/Black is oldstyle wiring and brown/blue is current red/black went out a short while ago.

All you might need is a new consumer unit. Meter and fuse box dont need to be next to each other.

is there been a recent pir on the flat? is there any recent installation certs

you cant expect someone to say if it needs a full rewire they cant see it sparkys arent rip off merchents to say yes your flat is a death trap becuase of the electrics thatl be 2 n half k please

At this stage I was just hoping for a quick check I could perform myself, rather than getting an expert opinion. I'm trying to figure out if rewiring is a possible cost at the moment, as this will be a factor in if I decide to proceed or not.

Acat - what cabling should I be looking for? I couldn't see a cable coming from the fusebox, could I unscrew a light switch and check that?
 
Cabling colour is brown/blue or red/black you will however need to speak to someone as to where your fuse box is for obvious reasons I would not recommend undoing anything incase it is live and you touch it by mistake.


If you dont want a full PIR a electrician can give you a general comment rather than full inspection
