Hi all

Wondering if you can help...

I'm in the process of buying a flat and I had an eletrical report done. It says there are some things that need to be done as outlined below. My dad is good at DIY and we're thinking about doing this work by ourselves - or at least some of it. Ideally if I had the money I'd pay an electrician to do it !! but do you think a capable DIY-er could do the work they recommend? And if not is the price correct?

Essential Works:
To supply and fit new 12V transformer to kitchen downlight
To trace and test circuit five, if circuit not required disconnect from supply
Labour&Materials £130.00
Excluding V.A.T @ 20%

Non-Essential Works:
To supply and fit nine fire hoods
To provide local isolation to bathroom fan
To provide phase marking to switch lines
To provide waming cables and circuit chart
Labour & Materials £485.00
Excluding V.A.T @ 20%

the only part of that i can see needing expert attention is the bit about circuit 5. i assume there's a fault on the circuit. as for the non essential works. that's all they are. non essential. ​and the price he's quoted for that is a joke.
 
if you post your area, i'm sure there is a forum member or 2 that is close to you and could give you a better price.
 
Re the non essential work, I'd look in the loft/ceiling for where the 9 hoods are required - IMHO I'd say this is worth doing and I suspect you or your dad could do this.
 
the only time fire hoods are required is if the floor above is separate ownership/tenancy.

Why didn't the person conducting the inspection trace and test circuit 5?
As for the rest, any competent person should be able to do the work, and none of it will require notification under Part P.

In my opinion, it sounds like a fairly decent assessment although I'd probably just change the nine lights to fire-rated and be done with it.

I would ignore the fan isolator and 'phase marking', the DB schedule and labelling is always included in our PIR price.

I assume circuit 5 was an 'unable to locate'-there has to be a limit drawn somewhere on time spent locating a circuit, the inspector is not lifting floorboards or removing plaster/ceilings so even in a domestic situation, sometimes circuits can't be traced.

We carry out an increasing amount of 'pre-purchase' periodic inspections and normally the prospective purchaser presents our report and remedial quotation to the vendor with a view to a deal on costs.
